Access Statement for Riverside Park Self Catering Holiday Homes
Our self-catering properties are terraced town houses built in 1978 with ground level access to the rear through the under-cover car port. We have tried to provide as much information as possible in this statement, if you have any queries please call. In the meantime we look forward to welcoming you to Riverside Park.

To make a reservation, a deposit is required on booking and the balance due 30 days before arrival. The deposits are :-

The nearest supermarket is Waitrose, 7 minute walk. With Marks and Spencer’s Simply Food, 6 minute walk.
Tesco’s Express in Tuckton, 5 minute walk.
The nearest bus stop is located on Christchurch High Street approximately 3
minute walk away.
The nearest train station is on Stour Road approximately a 10 minute walk
away.
The nearest airport, Bournemouth Airport is a 10 minute drive away.
The nearest payphone is located on the corner of the High Street next to Sopers Roundabaout.
Ferries to and from France run from Poole to Cherbourg. Ferries to Yarmouth, Isle of Wight run from Lymington.
The nearest Ferry service to the beach (Hengisbury Head) is next door to Riverside Park (seasonal) together with a ferry service across the river to Wick.
The local tourist information centre is located on Christchurch High Street within the Regent Centre, a restored 1930s art deco cinema, featuring theatre, opera and concerts.
Arrival and Car Parking Facilities
Willow Way has traffic bollards half way down the road therefore Riverside Park must be accessed from Sopers Lane and then onto Willow Way.

We have a block paved driveway with an office directly in front of the driveway entrance, this is where you will be greeted, the keys will be given issued and local information handed out.
Luggage can be unloaded undercover in the car port of each house. The height of the car port is approximately 2m 10cm. Also found in the car port is a large secure D ring for safe overnight storage for bikes and panniers.
There is one car parking space with each house with additional marked parking on site.
The following items are held in the main office: first aid kit, emergency cycle and puncture repair kit. Recycling bins are available for glass, tins, plastic bottles, tetrapak cartons, paper and cardboard.
All Houses
Access to each house is through the under-cover car port. There are six steps to the first floor lounge and second toilet with wash hand basin with a cupboard housing the hot water tank. The lounge comprises of a three seater sofa, two arm chairs, pouffe, coffee table, centre dimmable light, floor lamp, one mirror, various pictures, a 32 inch flat screen HD/freeview sony TV together with a DVD player.
Access from the lounge to the patio and communal garden is through a large three pane patio door with a sliding door access with a one metre opening.
The step down from the lounge to the patio is 17cm. On the patio is a square rattan table with a glass top with either four or six matching rattan chairs. Unit 1A has a large private balcony overlooking the activity of the river.
From the lounge go up a further five steps for access to the kitchen/dinning room which is fully fitted with oak kitchen units, integrated oven, microwave, fridge and freezer, toaster, kettle, cafetiere, iron and ironing board. Each kitchen has a pine table with either four or six chairs and spot lights in the ceiling.
The Swan and The Kingfisher
These houses have two double bedrooms on the kitchen level one bedroom has a 4’6 double bed with two side tables and two bed side lamps together with mirrored sliding wardrobes and centre ceiling light. The second bedroom has two 3’ single beds with one bedside table a lamp in between and centre ceiling light with white fitted wardrobes.
Access from the kitchen/bedroom level is up seven steps to the master bedroom and bathroom. The bedroom has a king size bed with bedside tables and lamps, centre ceiling light, two fitted wardrobes, fitted dressing table and a large three pain patio door with a sliding door access with a one metre opening on to a balcony with bistro rattan table and two matching rattan chairs.
The bathroom has a glass walk in shower, one toilet and one fitted sink with a drawer underneath and a glass mirror above with lights and a shaver point to the right.
The basin has a mixer tap and spot lights or wall light. There is an electric towel rail within the shower area which is operated from outside the bathroom, together with a pull cord electric heater.
The Heron and The Moorehen
From the kitchen level go up 5 steps to the master bedroom level. This bedroom has a king size bed with bedside tables and lamps, centre ceiling light, two fitted wardrobes, fitted dressing table and a large three pain patio door with a sliding door access with a one metre opening on to a balcony with bistro rattan table and two matching rattan chairs.
The bathroom has a glass walk in shower, one toilet and one fitted sink with a drawer underneath and a glass mirror above with lights and a shaver point to the right.
The basin has a mixer tap and ceiling spot lights. There is also an electric towel rail within the shower area which is operated from outside the bathroom.
Go up a further 5 steps to the two single bedrooms. Both single bedroom's have a 3’ single bed. Each room has fitted bedroom furniture with a mirror, lamp and centre ceiling light. The Moorehen, townhouse D has one double bedroom with two 3’ singe beds two bedside table's with lamp's and fitted furniture.
All houses have doorways of 76 cm, carpeted throughout in a short pile carpet with Karndean flooring in the kitchen, the bathroom walls and floor are fully tiled and downstairs toilet has lino. Each room and hall way include an electric convector heater which is individually thermostatically controlled. Houses 1, 3, 5, and 7 have hand rails on the right as you go up the stairs and houses 2, 4, 6 and 9 have hand rails on the left as you go up the stairs.
Laundry Room
Is situated between houses 1 and 2. It has a large window with a white venetian blind. Within the laundry room there are two washing machines, two tumble dryers and one sink with cold water. The washing machines are free and the tumble dryers have a £1, 15-minute coin operated box to each. The flooring is lino. A hanging rail is provided for drying outdoor clothing. There is also a library for guests to use, this is on the right as you enter the laundry room.
Outside
All houses face onto a communal garden, except house 1A, The Swan, which has direct views onto the gravel area and water frontage and is south facing. In the garden there is a wooden fence with a rockery (please do not let your children play on the rockery as there are loose stones and it can become very slippery when wet). There is a paved area with shrubs and pergola with a wooden bench looking over the river.
Seven large steps lead down to the gravel water frontage area where there is an outside galley on the left, consisting of a gas BBQ and gas Pizza oven. If guests would like to use either or both a reservation needs to be made at the office. There are two tables and chairs together with further seating and reclining sun loungers. Access on to the pontoon is private (mooring holders only). A large wooden gate with a smaller pedestrian gate to the left, there is a lifting latch to open the smaller gate to give access onto the public footpath leading alongside the River.
All ball games etc. should take place on the gravel area to minimise noise and disruption to other guests staying at Riverside Park. A secure bike area can be found on the front of house number 1 balcony on the gravel area. Also provided are water facilities including a water butt to allow cleaning of bikes and walking boots if required together with a boot scrapper.
